The Investor / Builder Assist Advantage Program
The Investor Builder Assist Advantage Program is designed for investors who want to purchase real estate for development and sale, or to hold as a land-investment portfolio. It provides expertise and hands-on project management across the full arc of a real estate investment — from property selection through the sale and marketing of completed homes. Structured as a Builder Assist program, participants choose the level of assistance they need — from mentoring to on-site builder participation.

- Property selection and purchase evaluations
- Vacant-land equity-enhancement guidelines
- Subdivision design and development
- Speculative “for-sale” new-home design and floor-plan selection
- Investment-inventory marketing programs and guidelines
- Financing methods — both bank and private — to capitalize land purchases, property development, subdivision infrastructure, and speculative home-building projects
- Pro forma statement development for anticipated short- and long-term profit projections
Additional insights cover risk management, bank and private financing integration, profit optimization, and tax-sheltering investment mechanisms — all available to program participants.
Management of Planned Subdivision Development and Completion
The program establishes a start-to-completion administrative framework to determine the excavation equipment, road materials, utility installations, and contractor expertise required to complete a subdivision — with attention to:
- Working with engineers and attorneys to secure subdivision approvals for road and utility infrastructure
- Reviewing cost-to-value feasibility and establishing a break point that identifies the point of diminishing returns; advising whether reduced lot density is warranted to lower infrastructure costs
- Managing the layout of planned roads, road grades, underground utilities, connection points, and lot-frontage driveway points as shown on the site plans
- Reviewing drainage or retention-pond requirements with engineers
- Establishing contractor incentive programs for on-time infrastructure completion
- Scheduling and maintaining all required municipal inspections

Property Development Investor Options
Once the property’s development is complete, the investor can sell the property with secured approvals, sell individual building lots, or build “for-sale” speculative homes as an investment strategy. Program participants can access the following project-management services as mentoring or as on-site builder participation.
Management of Speculative New -Home Building Activities
- Establish and select the home types to be offered in the completed lots
- Develop a registry of qualified trades and contractors
- Review home plans, interior and exterior content
- Establish a portfolio of new-home plan offerings with available options
- Review building-site selection, home placement, topography, drainage, and driveway locations
- Assist with securing site-plan and building permits
- Assist with securing bank or mortgage financing
- Schedule the materials, labor, and contractors required to start and complete the project
- Review contractor service contracts for scope, content, and completion timelines
- Arrange and attend all required building-department inspections
- Review and implement alternative-energy options, including geothermal and solar
- Advise on modular, panelized, and stick-built home-technology selections
Management of New-Home Sales and Marketing
- Establish a sales office to display subdivision maps and new-home offerings for prospective buyers and real estate agents
- Develop and organize new-home seminar programs to inform and educate agents and their companies on the homes and property offerings available
